Established in 1786, the historic Broadway Market is located in the heart of Baltimore City’s Fells Point.  The original market consisted of four long sheds and spanned 12,400-SF, and the City recently undertook an initiative to rehabilitate, expand, and reopen the original market.  The new Marketplace at Fells Point will be a mixed-use development, including residential and retail accommodations.  Carroll Engineering provided structural services for this restoration and expansion project, which included designs for two 5-story apartment complexes with associated parking facilities.  

Totaling 215,000-SF, the two new mixed-use buildings were constructed within the footprint of the existing historic structures.  Specialized preservation designs were required to renovate and re-use the original brick masonry facades, and CEI completed all designs in accordance with Baltimore City’s Commission for Historical and Architectural Preservation regulations.  Both structures feature below-grade parking facilities with underground reinforced concrete retaining walls, as well as above-grade terrace levels, and the East building includes a rooftop patio.  An open-air common courtyard is located between the two complexes.
