Carroll Engineering provided structural services for the construction of a new, $120 million mixed-use building located in Washington D.C.’s Ward 7. Owned by the D.C. Housing Authority, the building features approximately 300 affordable housing units, as well as on-grade commercial space, community areas, and 368 underground parking spaces.  Located near the Capitol Heights metro station, Capitol Gateway is part of a larger, $220 million construction project to bring a new transit-oriented development to the District.  

The 4-story structure consists of wood-framed residential units on a cast-in-place concrete podium above two levels of below-grade parking.  The garage features cast-in-place concrete with conventional rebar reinforcement supported on slab-on-grade.  Bearing walls continue to the 18,500 SF of on-grade commercial space, terminating at the podium.  The residential units comprise 230,000 SF, and all feature wood floor and roof trusses.  Designs also included shallow spread footings and retaining walls.
